Every remote buyer eventually pictures the same nightmare: a stack of documents in an escrow office nine time zones away, waiting on a signature only you can provide. Relax. American closings accommodate absent buyers every day, and the machinery for it, notarization channels, powers of attorney, international wires, is mature and predictable.

The signing question, answered
Loan and title documents need signatures that US recording offices will honor, which usually means notarization. From outside the country, the standing guideline describes your channels: Signing outside the US typically requires notarization at a US embassy or consulate, or a Hague apostille where applicable. Power of attorney is restricted on many programs, and remote online notarization is generally not accepted; plan signing logistics early.
Book the appointment as soon as your closing date firms up. Consulates in busy cities can have queues, and your escrow timeline should be built around that reservation, not the other way around. Ask the title company in advance exactly which documents need notarized originals versus plain signatures, and whether originals must be couriered, because international courier days belong in the schedule too.
When a power of attorney helps
A properly drafted power of attorney lets a trusted person, often your attorney, sign specified closing documents on your behalf. It shines when travel and consulate schedules refuse to cooperate, or when a fast-moving transaction cannot wait on couriers.
Three caveats keep it clean. The lender and title company must approve the POA's form in advance, the document itself typically needs the same notarization formality as anything else, and it should be scoped narrowly to this transaction. Raise the option in week one if you suspect you will want it, never in the final week.
Wiring funds internationally, safely
Your closing funds will travel by wire to escrow. Two disciplines matter more than everything else combined.
First, verify wire instructions by calling the title or escrow office at a number you found independently, not one from an email. Wire fraud targeting real estate closings is a genuine industry, and a five-minute call defeats most of it.
Second, send early. International wires can pause for compliance review at either end, and a payment that arrives the morning of closing is a heart attack you scheduled for yourself. Your funds trail should already be documented from underwriting, so the wire is the final visible step of a story the file already tells.
The pieces around the loan
A rental you will own from another country needs its supporting cast hired before funding, not after:
- Insurance, bound and effective at closing, with the lender's requirements met.
- Property management, since these are non-owner-occupied investments and someone local must lease, collect, and respond. Underwriting for a foreign national loan is property-centric, and a managed property protects the very income that qualified it.
- A US account or payment arrangement for receiving rent and paying the mortgage, set up with your bank's international services.
Who does what: your remote closing cast
A remote closing succeeds because several professionals each hold one corner. Escrow or the closing attorney coordinates documents, money, and recording. The title company clears and insures ownership. Your notarizing officer, at a consulate or through an approved remote channel, validates your signatures. A POA attorney stands in if you chose that route. Your insurance agent binds coverage effective at funding, and your property manager takes the keys on day one.
Your job is smaller than it feels: respond fast, sign exactly where told, and send the wire precisely as verified. Introduce your whole cast to each other by email early, with time zones noted, and watch how much friction disappears.
A realistic timeline from abroad
Take a normal purchase calendar and pad the choke points: consulate scheduling, courier transit, wire clearance, and time-zone lag on every question that needs your answer. Buyers who respond within a day and pre-book logistics routinely close on schedules that surprise their own agents. The DSCR-style file itself is light; geography is the only weight, and it is manageable.
